Job Summary
The New Build Account Manager (NB AM) owns the long-term relationship and penetration strategy for new residential communities from groundbreak through post-sellout maturity.
The NB AM acts as the primary point of contact for builders, developers, HOA boards, and on-site sales agents, and partners strategically with Direct Sales, MDU, Marketing, ecom, and Outbound to drive sustained penetration across every available channel.
Responsibilities
- Builder & HOA Relationship Management
- Serve as the primary point of contact for homebuilders, developers, HOA boards, and property/community managers from groundbreak forward, building and sustaining relationships throughout the community lifecycle
- Maintain strong, ongoing relationships with on-site sales agents and leasing staff to keep the brand top-of-mind with new homeowners
- Leverage relationships to secure access, cooperation, and buy-in for marketing and sales initiatives within the community
- Proactively resolve escalations or friction points raised by builders, HOAs, or community stakeholders
- Construction & Project Timeline Coordination
- Track construction progress on both sides of each project — the developer/builder's build schedule and our own service turn-up readiness, to keep the community on plan
- Maintain visibility into key milestones (groundbreak, model home completion, phase releases, homes-ready-for-service) and proactively flag timing risks before they impact service delivery
- Partner with internal construction and operations teams to confirm our infrastructure build is tracking to the developer's timeline
- Follow established escalation processes when a project falls behind plan, ensuring the right teams are looped in early rather than after delays occur
- Keep builders and developers informed of our readiness status so expectations stay aligned on both sides
- Penetration & Market Strategy
- Own penetration performance for assigned communities, tracking subscriber growth against homes-passed and homes-sold benchmarks
- Build and execute account-specific growth plans as communities move through active sale and sellout/maturity phases
- Identify underperforming communities and develop targeted action plans to recover penetration
- Analyze market and competitive activity within assigned territory and adjust strategy accordingly
- Marketing & Community Engagement Strategy
- Partner with the Marketing team to shape marketing strategy and collateral for assigned communities, providing feedback, recommendations, and community-specific insight
- Collaborate with the Events team on event strategy and timing for community activations, grand openings, and resident engagement; Events team owns sourcing, setup, and execution
- Work with Marketing and Events teams to ensure on-site sales agents and leasing staff have the tools and messaging needed to represent the brand accurately
- Cross-Functional Coordination
- Partner closely with Direct Sales (D2D), New Build Sales Representatives, MDU, Marketing, ecom, and Outbound teams to drive community penetration through every available channel
- Own and manage lead flow through the company's referral program, routing qualified leads to ecom and outbound channels and tracking conversion
- Coordinate with channel partners to ensure a seamless, aligned experience for the customer and continuity across the community
- Align with D2D and New Build Sales Representative counterparts on territory strategy to maximize total addressable penetration
- Reporting & Forecasting
- Maintain accurate account records and activity logs
- Prepare regular penetration, pipeline, and account health reports for sales leadership
- Forecast expected penetration and revenue by community and territory
Qualifications
- 3+ years of experience in account management, business development, or outside sales — telecommunications, cable, homebuilding, or real estate industry experience strongly preferred
- Demonstrated experience building and maintaining relationships with HOAs, property management companies, builders, or developers
- Proven ability to manage a portfolio of accounts/relationships simultaneously across different stages of maturity
- Strong cross-functional collaboration skills; comfortable partnering across sales, marketing, and operations teams
- Excellent relationship-building and written/verbal communication skills
- Strategic mindset with ability to develop and execute account plans with minimal day-to-day oversight
- Valid driver's license and reliable transportation; ability to travel within OMS territory
- Bachelor's degree in Business, Marketing, or related field preferred
